Main thing to remember is its not a simple sum of "the mortgage is X and the rent is Y and thus we will make N per month"

I've worked in many letting agents and have literally had landlords break down crying on the phone because they didn't factor in maintenance charges, void periods or redecoration costs etc.
God forbid a boiler needs replacing, any chance of profit is gone for 6 months.



One guide I read recommended factoring in the property sitting empty for two months of each year, which sounded like a sensible buffer.

They won't. I'm obviously not going to start divulging financial details on here, but they're in a sufficiently strong position that there is no danger of that happening. Equally, as I said earlier, they chose not to get involved in the market some years ago for the very reason you cite. Millions of people across the country rent properly quite happily (myself included, my landlady is great)- it's important to distinguish the baby from the bathwater.  Smiley

How well off? because they could- if they were rich enough- start a social housing project of their own, with the goal of bettering the situation rather than the 'normal' way of destroying it.... just saying

They've got nine million Euros, but they're donating almost all of that to BP and Nescafe so the budget's now pretty tight.

www.housepricecrash.co.uk has plenty of information and anecdotes.

As a rule the rental income will cover the mortgage interest at the moment but obviously interest rates are likely to rise in the next few months (can't go any lower!)

The only way for it to be a meaningful investment is if the material worth of the property increases while the tenants cover the mortgage, and let's face it at the moment the opposite is happening.

The newly issued NS&I bonds which match RPI are a much, much better investment over the next 2 years


Again, good tips- much appreciated. I think my olds are looking at this for the long term, but I will certainly float the NS&I idea and see what they say (I'm keen to learn more myself too).

Most lenders offer buy to let mortgages, rates are usually higher than if you were buying a house yourself to live in.
They aint regulated by the FSA in the same way as a mortgage for your own gaff. Which means you're more likely to get miss-sold to  Laughing

Given than people buying to let is one of the reasons many people can't afford to get somewhere half decent to live.

I was being facetious in return to Wes.

What you say was true five years ago (and the reason my folks went off the idea at the time), but as the average age of first-time buyers is currently 38, any restriction of the supply side by buy-to-letters is totally eclipsed by the recession. There are many more houses currently being listed for sale than there are buyers for them, the pendulum is swinging back the other way. Besides, there are many different forms of rental property (student houses, holiday homes)- as I say, just testing the waters at present.


Em, cheers for the feedback- it sounds like my parents are coming at this from quite a different angle to your own, but interesting to know that the agent has been more hassle rather than less- I'll certainly bear that in mind.  Two Thumbs

Looks great, signed up for the updates. Would definitely like to know what sort of ball-park figure we're talking about price-wise. Personally I don't think I would spend more than about 20 on portable speakers, as there is always a strong chance of them getting damaged/lost/wet etc due to them being for outside use.
Maybe 30 if they were really good.
Would be very interested to know the price of these ones, and if they are more expensive than my budget I'm sure plenty of other people would pay more

Hoping to sell them for 80 (including vat) which reflects the high quality components and materials used and the fact it is designed and made in uk, not in an Asian sweat shop.

Yep, a friend has one and it is sweet. Gonna be selling a Specialized Allez Comp with full Ultegra so should raise enough to get one, although it all depends on components etc.
